Heller Homes Warranty Program

Heller Homes provides a one year bumper to bumper warranty, and then a 10 year structural warranty. A breakdown of each warranty can be found below.

Heller Homes is proud to be a member of the Indiana Quality Assurance Program. The State of Indiana has created a tolerance book that we issue to each new homeowner. This book is used to determine if attention is needed to your home and outlines the proper method for repair.

One Year - 30/11 Warranty Schedule Policy Review

While we are very proud of your new quality built Heller Home, we realize that it may need some attention over the course of the first year. We have implemented a 30/6/11 Warranty Schedule to help maximize time and minimize costs for all involved.

Walkthrough

Prior to closing on your new home, we will schedule a walkthrough with you to find any imperfection. At this point, we will sticky note any issues and work on getting those remedied prior to closing.

30 Day Follow Up

Once you’ve been in your new home for 30 days, make a list of any* service issues you would like to have addressed and send it to us in one of the following ways:

11 Month Follow Up

You should check your home just before your one year anniversary. This is a great time to let us know if you have any warranty covered items that need to be addressed before your one year warranty expires.
Upon the completion of your warranty period, your quality built Heller Home will continue to require routine maintenance and repair, which is your responsibility. Maximize your investment from the start with regular homeowner maintenance. Maintaining proper humidity levels, following manufacturer care and maintenance directions for replacing parts on schedule are simple but important tasks for all homeowners.

Please save any items for these lists that do not have an immediate adverse affect on your home. If you are not sure if your item needs to be addressed immediately or should be placed on a scheduled list, please call our office at (260) 637-9113 and we will be happy to help you.

Ten Year - Structural Warranty Policy Review

A "Structural Defect" is the failure of load-bearing members that affect their function to the extent that your home becomes unsafe, unsanitary, or otherwise unlivable.
